1000 S. Logan is a high-end 63-unit multifamily development with below-grade parking. Initially, it was zoned as U-RH-3A and after detailed examination and talks with the city of Denver, it was determined that this site was a prime candidate for a rezone U-MX-3. The client agreed to parallel path both the rezone and SD development, assuming the rezoning would be successful. Various graphics were developed to demonstrate the advantages of the rezone for the neighborhood and the city as a whole. Ultimately, these efforts resulted in a successful rezone and the project successfully moved into the next design phase.
